Most of it tied to the recent downturn in real estate and the subprime crisis. What is surprising to us at McGuire Associates is that it is such a surprise to the financial community.
In an effort to get appraisals as fast and cheap as possible, banks and mortgage companies have moved away from more experienced appraisal firms that may cost a little more and take a little longer and have relied on individuals who are newly licensed with little, if any, experience and no knowledge of the areas in which they are appraising.

McGuire Associates has been located in Jersey City for over 40 years. We know the market. We have worked extensively in urban areas of Northern New Jersey and have appraised all types of properties from residential homes, large industrial and office buildings, to mom and pop investment properties.

Experience |
Hugh A. McGuire, Jr. has over 40 years experience in the appraisal field. Mr. McGuire holds the MAI designation from the Appraisal Institute and the CRE designation from the Counsels of Real Estate. He was the tax assessor for the Cities of Hoboken and Union City. Albert F. Chanese has over 25 years experience in the appraisal field and over 35 years in real estate. Mr. Chanese holds the MAI designation for the Appraisal Institute and is a member of the International Right-of-Way Association.

Integrity |
We will not be pressured. We will appraise the property to its "true market value". When valuing income or investment properties, the legal income must be considered and given greater weight. We will not ignore rent control rent when valuing properties or ignore the fact that the property was in poor condition and surrounded by rundown properties. |
